OUR CONSTRUCTION PROCESS

Every project is unique, but the processes underlying Lumia’s construction services allow us to deliver results reliably:

1. Lumia can act as the construction manager, handle commercial contractor responsibilities, or approach the work as a design-build project. With design-build, we provide turnkey operations in which we manage the architecture, construction, and cross-functional communication for the project.

2. Once a client decides the role Lumia will serve and accepts our bid, we develop a schedule and estimated budget; bring on subcontractors; handle permitting; and finalize planning.

3. During construction, a dedicated project manager coordinates the superintendent and subcontractors. This team lead ensures quality, makes adjustments for cost- and time-savings, and anticipates challenges for faster resolution.

4. Superintendents provide project managers with daily reports on job progress, milestones, and delays, and clients receive regular communication about our work. We don’t restrict client support to a “9-to-5” work schedule because our clients are rarely 9-to-5 themselves. Instead, we provide email, phone, and in-person information based on when clients are available.

5. Lumia Construction conducts extensive quality control tests, both throughout the project and before delivery. This includes third-party testing on materials, workmanship, and engineering. As a result, clients know that our work as a commercial contractor is well-designed, well-executed, and built to spec.
